Factors To Consider When Choosing A Luxury Community Lot

Location is everything in real estate, and that's as true in luxury private communities as it is in any other type of real estate. If you're buying a luxury community lot, make sure you take into account where the lot is located. Specifically, consider these factors when you choose which lot within a luxury private community you want.

How Much Traffic the Street Sees

Luxury private communities don't see anywhere near the amount of traffic that public neighborhoods do because only residents, their guests, and a few vendors are allowed inside of a private community. 

Nevertheless, some streets within a luxury private community will see more traffic than others. For instance, streets near the front gate will probably have the highest number of cars drive by them each day. In contrast, streets set back in the community will likely have fewer cars drive on them since they're in a more remote area of the community.

If you don't want to hear every car that goes in and out of the front gate, look for a lot that's in one of the more remote parts of the community. A cul-de-sac is an especially good choice as normally only the people who live on a cul-de-sac will turn onto one.

How Close the Main Amenities Are

One of the main perks of living in a luxury private community is that you're able to use whatever amenities the community offers. Many luxury private communities have amenities like pools, guest houses, and tennis courts, and some even have spas, cafes, or restaurants. In most cases, these are located in one central place.

If you plan to use any amenities a lot, you might want to purchase a lot that's relatively close to where your community's amenities. Ideally, you should be able to walk to them if you want to.

Picking a lot that's near amenities doesn't necessarily mean you need to get a lot that's near the front and on a high-traffic street. Even if the amenities are near the front gate, you may be able to still walk to them from a place in the community that's more remote if there are walking paths to take as short cuts.

What the View is Like

Of course, everyone wants a home with a beautiful view. To get the best possible view, look for a lot that's directly on the waterfront or along a community's golf course.
